Winchendon August Sales Show Wide Price Gap Amid Sparse Disclosures

Twelve properties in Winchendon recorded deed transfers between Aug. 14 and Sept. 12, according to Worcester County Registry of Deeds records, but only two listed a sale price. Prices ranged from $1,968, tied to a debt-collection transfer at 25 North Vine St., to $350,000 for an unaddressed Winchendon property sold by Mark C. and Amanda Williams to John and Madilynn Keefe. The median of those two disclosed figures is $175,984. All 12 deeds were recorded within a three-day window, Aug. 17-19, with no further activity logged through Sept. 12. Ten of the 12 transactions, including three involving Mortgage Electronic Registration Systems Inc., did not disclose a price, leaving overall market tone undetermined from available data.
